It is a legal requirement these days that every home for sale has a Home Information Pack (HIP) available for potential purchasers to peruse.

A HIP is made up of compulsory documents relating to the house for sale and must contain:  

 

1. Home Information Pack Index

2. Energy Performance Certificate (EPC)

3. sustainability information (required for newly built homes only)

4. sale statement

5. evidence of title

6. standard searches (local authority and drainage and water)

7. a copy of the lease for leasehold properties

8. commonhold documents where appropriate

 

There could be some authorised optional items added to the pack by the vendor to include:   

1. Home Condition Report

2. legal summary

3. Home use/contents forms
